Speed Read: Includes deeds going back to two out of family deeds (24-month chain of title with consideration of 2 latest full money value transfer), pertinent pages of open mortgages, assignments, and modifications. Further searches are conducted for any outstanding liens, and judgements against the current and prior owner(s).
A two owner search provides the current vesting deed on the property address going back to the latest and prior full many value transfer (must be out of family, two arm’s length) with a minimum of a 24-month chain of title. If the property was sold twice within the last 24 months, the prior deed will be provided to complete the minimum 24-month requirement. This report also includes pertinent pages of all open mortgages along with any assignments or modifications against the property address and the owner(s) name. A complete federal, state, and municipal lien search is conducted against the current and prior owner(s) and documents are provided as recorded by the county clerk where the property is located. A judgement search is also conducted on the current and prior owner(s) and provided as per the courts of jurisdiction, civil judgements which may include foreclosure proceedings, bankruptcy, and tax delinquency status.
